Current Challenges<\/h3>Low availability in the U.S. rental market is being exacerbated by\u00a0a number of\u00a0factors. Prospective landlords\u00a0are\u00a0choosing to\u00a0sell their investment homes rather than rent them out, in order to\u00a0take advantage of the current demand and low interest rates within the real estate market. In addition, as many\u00a0people\u00a0have been given the option to work from home, house sales continue to rise to unprecedented levels in some areas of the U.S., which\u00a0has reduced available rental stock further.\u00a0At the same time, other homeowners\u00a0are selling\u00a0their properties\u00a0for profit and renting\u00a0until house prices settle,\u00a0which is adding to the\u00a0already\u00a0overcrowded rental market.\u00a0\n\nAs the pandemic continues to impact supply chains (international and domestic),\u00a0delays\u00a0in\u00a0construction material\u00a0deliveries\u00a0has\u00a0meant\u00a0a lack of new homes being built.\u00a0Leading U.S. property management companies estimate the U.S. real estate market\u2019s\u00a0supply-demand imbalance will drive\u00a0up\u00a0rental rates 4% to 5% in key markets this year.\n\nStates\u00a0such as California are particularly challenging with property viewings hard to secure because entire apartment blocks are completely occupied until early October.
