I am your host, Andy Conduit-Turner, the Director of Sustainable Growth Enablement here at Carters. And today, I tell you what everybody, if you've got a bonus-ode claxon (that's a name I've just came up with for a bonus episode), you hit that right now because I have a very special episode for you today.\r\n\r\nIf you've already listened to series three, episode five of Mobility Matters [<a href=\"https:\/\/cartus.com\/en\/insights\/podcast\/mobility-matters-s3-episode-5-global-mobility-in-the-context-of-the-geopolitical-landscape\/\"><strong>Global mobility in the context of the geopolitical landscape<\/strong><\/a>], you'll have heard Trevor Macomber replacing me for the week because I was away [at] AltoVita\u2019s, Smart, Safe, Sustainable Summit. And we had such good conversations there that we thought we'd get the team together and redress some of the items that we discussed there.\r\n\r\nSo, for that very end, I'm joined today by Beverly King, VP of Client Partnerships over at AltoVita. Hello, Beverly!\r\n\r\n<strong>Beverly: <\/strong>Hi Andy. How are you doing? Really pleased to be here today.\r\n\r\n<strong>Andy: <\/strong>Oh, thank you very nice to see you again after a couple of weeks ago. And indeed, I'm also delighted to be joined by our very own Cheryl Barrett, Supply Chain Director here at Cartus. How you doing, Cheryl?\r\n\r\n<strong>Cheryl: <\/strong>Good thanks, Andy. Thanks for having me.\r\n\r\n<strong>Andy: <\/strong>Well, thanks for answering the call and coming back to revisit some of the things we talked about at [the] AltoVita summit a few weeks back. Now how time flies. So, Cheryl, you're were invited to participate on one of the event\u2019s panel sessions on crisis management, alongside with AltoVita CEO and co-founder, Carolina Saviova. Can you share a few highlights with us from that discussion?\r\n\r\n<strong>Cheryl: <\/strong>Yeah, sure, thanks, Andy, so yeah, it was a really great session. We just had 30 minutes together with a select few participants, and both Carolina and I kind of kicked off with our top 10 emergency relocation recommendations, which really touched on things like being prepared, working with your RMC to know where your employees are, having all of the key information around them to you know, not just where they are, but how many dependents they have, what their ages are, the nationalities of those children, just really being prepared and having all of that information.\r\n\r\nSo, if you do have that emergency situation, you can hit the ground running and know kind of what you're going to do with them. The other thing, a few things we talked about, was like financial management and how you might need to support those individuals with some kind of money on the ground if they're being asked to kind of move immediately.\r\n\r\n<strong>Andy: <\/strong>Brilliant, any type of, obviously, when you're in a live environment, you're presenting one thing and then of course, there are questions and feedback that comes in the room, anything that came up that really struck you as part of the session?\r\n\r\n<strong>Cheryl: <\/strong>Yeah. So, there were questions like, \u201cDoes your plan extend to local populations, not just expats?\u201d which was a great question, right? Because if you have, and we saw it when we had the Ukraine crisis. You have people who are living in that location, who are not an expat, and therefore, what do you want to do with those as well? Are you going to be moving those to a new location? And also, some of the questions that came up were like things like, \u201cWhat happens to all of the things in that remaining country?\u201d So, you know, how do you manage empty properties? What do you do with regards to de-registration and school fees if their children are currently in, you know, international schools? What then happens with those payments moving forward? And that's all the sort of things that your RMC [relocation management company] can help you with.\r\n\r\n<strong>Andy: <\/strong>That's a really nice balance, I imagine. So, not only in some cases, urgent physical need to have someone in a different location to move them out of an unstable or a dangerous situation, but then making sure as and when they return that they're not returning to unpaid bills or massive expenses for the organization, right? So good holistic viewing there.\r\n\r\n<strong>Cheryl: <\/strong>Yeah, exactly.\r\n\r\n<strong>Andy: <\/strong>Beverly, I'll turn to you\u2026 Obviously, a specialist when we talk about the accommodation side of things, what really came up for you and the rest of the team around this session?\r\n\r\n<strong>Beverly: <\/strong>Yeah, I think there's a few things Andy, and I know you're going to share our <a href=\"https:\/\/www.altovita.com\/blog\/effectively-plan-an-emergency-relocation\"><strong>blog<\/strong><\/a> afterwards. Few things around, I guess, planning. Having your team that would be dealing with the contingency planning and the actual situation when it does happen. Planning, communications, planning strategies to support thinking about what kind of accommodations could be relevant for individuals or families or your groups. And having those kind of even, you know, pre-planned could be good. And having a diversity of properties as well, is another important factor, because it's not going to be a one size fits all approach. Anything like cultural and social integration, you know, feedback as well, and things like that. And then, as you mentioned already, the financial piece. So, you know, the company financials and the individual financials that you mentioned before.\r\n\r\nA few other things, I think it's just as well, it's about being agile. And you may not have like 100% of the solution straight away, but getting something in place to start with, and then improving it as you go along. Obviously, the most important thing is to make sure that people know where they're going, that they feel safe, they feel secure. They're being communicated too as well. And then you keep them in the picture as things are kind of coming together.\r\n\r\n<strong>Andy: <\/strong>Wonderful. Thank you. And as you mentioned, Beverly, I know your team put together a blog, some written content from the session as well, so we'll make sure that's available in the show notes, so people can read all about what to look at in the session as well.\r\n\r\nSo, as I say, linked very closely, we're making this a nice segue episode between two topics we've covered as part of the season overall. Bearing in mind, this is the experts that we have in the field with us today. Beverly, I'm going to turn back to you first, if I can, talk to me about some of the general trends you're seeing in corporate accommodation today.\r\n\r\n<strong>Beverly: <\/strong>Thanks, Andy, yeah, a few, I mean, many different things. Really, it's definitely a space that's becoming more and more of a focus. I think cost, obviously, is a big topic for many, many companies. And actually, when we're relocating a person or family, it can be one of the most significant costs from the logistics side of it. So, there's definitely a lot of focus, and seems like there's a lot of growth in this area. A lot of providers like ourselves, like AltoVita, popping up. But how do you make headway into what are the differentiators across the different providers?\r\n\r\nSome of the things that we are talking to clients about is the technology. First of all, the ability to have reporting, to have a dashboard with information on it, to understand where their program is at, what their key locations are. You know, what things like their conversion rates, why are they not converting in certain locations and using that data to improve and enhance the experience? Other things might include the availability of properties. So obviously, there are going to be, you know, certain locations, like a London or a Singapore, New York, well established, lots of inventory. And then we are also seeing a lot of clients with, you know, needs that are in less classic locations. You're not big cities. So, it's understanding the market there, looking at the inventory.\r\n\r\nI mentioned earlier around having a diversity of asset classes, so having lots of different solutions in place so you can make something even if there's not a kind of standard serviced accommodation in place. What are could be the alternatives, other things. So Middle East and India are popping up for us as big growth locations, we're seeing a lot of growth. Obviously, we all are aware about Saudi\u2019s reinvention. And, you know, locations like we had still a little bit [of] inventory light at the moment, but as that's growing, making sure, again, we're understanding what the differentiators are for different properties we're bringing on board.\r\n\r\nAnd then I think things like group moves as well. We talked about group moves during our event. We're definitely seeing a lot of different group moves. Some of those might be the emergency situations we talked about just now, but also planned projects supports, internships, rotations, maybe some trainings or leadership groups as well. So those are interesting and having the tools in place to support those as well, make the efficiency work. Again, both for the teams that are handling the move directly, but also for the employees involved as well. Lots of different things. To be honest, it's an exciting time to be involved.\r\n\r\nAnother couple of things just quickly\u2026 co-workspace. So again, we're in a world now where, typically, in many companies, even if you're on site so to speak, you may not be going in five days a week. So having properties that have some kind of co-working space. I was discussing this with a client last week, whether that's within the property living area itself or if there are other areas in the building where they could do co-working, to do that hybrid working style. And then finally, you know, in terms of the longer-term housing and obviously the temporary accommodations, the steppingstone to places like Germany, for example, the landlords are often favoring natives, non-corporate tenants, so it could take longer to find the longer-term properties.\r\n\r\nSo having flexibility in the temporary space to make sure that you know that accommodation can hang on as long as needed to get the longer-term placement.\r\n\r\n<strong>Andy: <\/strong>So, getting those options to extend, I guess, right?\r\n\r\n<strong>Beverly: <\/strong>Yeah, exactly.\r\n\r\n<strong>Andy: <\/strong>Plenty for us to chew on. There lots of, as you say, a very exciting time where the needs of people leveraging this accommodation are evolving based on the changes to working environment or very specialist needs. I imagine the needs of a single executive family of four that are moving to a location are very different from a group of 50 interns taking on their first job, right?\r\n\r\n<strong>Beverly: <\/strong>Yeah. So, it's understanding the details of the people moving, you know, what are their requirements, what kind of amenities they need? You know, in terms of even if it's a group, not everyone may arrive on the same day. They might be phased over a certain period of time. How do you manage all of those logistics, and then the communication, the arrival and so on? So yeah, a lot of careful detail gathering, and that's where the technology can help.\r\n\r\n<strong>Andy: <\/strong>And speaking of technology, if I may, one of the interesting case studies I saw from your team on the day was really focused on the efficiencies and the connectivity that you're observing from some of your clients between their corporate and mobility needs and their traditional business travel looking to use some of those singular platforms, right?\r\n\r\n<strong>Beverly: <\/strong>Yeah, 100%. So, we've got a few clients now that onboarded with us, and they use us, you know, like you say, for business travel, for global mobility, maybe for projects, maybe for interns, and we'll support them with those different variety of property, temporary property accommodation. But we might be used in different ways. So, we might go through the RMC for the global variability bit, we might go through the travel management company for the business travel. Maybe direct we can interact with their HRIS [Human Resources Information System] or HCM [Human Capital Management], and we can set up different ways of initiating each type of move. But then they have the oversight across the program to see how, actually, you know, we can bring the data together, understand the trends, where are the key locations, what are the types of amenities needed, and then look at the costs, and then, like, I say, negotiate on the costs, and also maybe things like sustainability or diversity. Things that are important to them. Understanding which properties, they're choosing, and is that fitting in with their strategic corporate vision?\r\n\r\n<strong>Andy: <\/strong>To bring in some consistency. Well, I'm going to stick a little pin in sustainability, because I will be back to that shortly. But Cheryl, how about you, from your perspective of corporate accommodation and managing the partners that we work within this space across the board, including AltoVita, what trends are you seeing?\r\n\r\n<strong>Cheryl: <\/strong>Sure, so Cartus are definitely seeing more clients start to think about planning and potential countries that they might want to wish to move their populations to, whether it be for emergency situations or just general moves. We're seeing kind of in both scenarios at the moment, but they're looking at the bigger impacts, right? So, if we're going to start moving groups of people into new locations, we're starting to look at the local resources, both either permanent housing or temporary. Because what we want, what we don't want to do, is over saturate the market, especially if it's a kind of small or newer location. So, they're definitely using the resources through the RMCs to actually, you know, speak to the providers on-the-ground and get that kind of information, and just ensure that they're not going to cause a problem.\r\n\r\nBecause what we're obviously looking for is making sure that we achieve a successful integration into that location.\r\n\r\n<strong>Andy: <\/strong>Great. Thank you. Well, I promised we would come back to it, and now's the time I'm going to touch upon my favorite topic, sustainability. It is in my job title, after all. So Beverly, I'm going to look to you on this one to begin with, but we know that corporate housing, global mobility in general, it's an evolving area when people looking at sustainability, the ways we can quantify it, the ways that we can capture it, and the ways we can help both organizations or individuals make more sustainable choices in keeping with their own personal values. Values and the goals of their companies. So, can you tell me a little bit about some of the challenges in the early approaches you're making as an aggregator of all these different properties around the world to capture the most sustainable choices?\r\n\r\n<strong>Beverly: <\/strong>Yeah, thanks, Andy. Also, a favorite topic of mine, so thanks so much for bringing it into the discussion today. Yeah. So really, you know, we all know, we're aware within this industry, I think within mobility, there's, I guess, less standards across the board, you know, globally, in terms of how things get measured. So, it's one of the things that you know. I think many of the different providers, as well as the aggregators like ourselves are working on creating that standard. Now, there are different types of approaches. We use an approach called Thrust Carbon, so it's a partner that we work with, actually, based on <a href=\"https:\/\/ecommons.cornell.edu\/server\/api\/core\/bitstreams\/ab66ba83-1ced-4c46-8168-d3b1795b2576\/content\"><strong>Cornell Hotel Sustainability Benchmarking Index<\/strong><\/a>. So, it's, it's a well-established, well-known index, and actually it's used also by Thrust Carbon, it is also used by many travel companies, which includes SAP Concur, FCM, APTI, CWT, among many others. And corporate client users include the likes of Novartis, Citi, Toyota, SNP Global, Harman International, Arcadis, Dean. In fact, it's around $52 billion worth of spend, of annual travel across gas carbons, total client bases. It's a significant investment, if you like, or focus in terms of the spend globally.\r\n\r\nAnd actually, one of the things that we talk about is, you know, like you say, sustainability is an important topic, not just from a corporate perspective, but also the individuals. So, 78% actually, of global travelers have intention as well, to stay in sustainable properties at least once a year, and that trend is increasing. So, you know, there's the corporate strategic goals, there's the governmental targets as well, but individuals are also really investing and believing in that approach as well. So, with Thrust Carbon, we present the data per property, so per day, per night, the CO2 emissions for each property across our inventory. So Thrust Carbon calculates for us based on an average, and it's presented in our website. We use this term called eco stats, and it can be reported on within our dashboard, which is called Alto Insights. So as a corporate or as an RMC or a travel management company, you can see based on the properties and the stay length and locations, you can slice and dice the data by region, by country, by individual property, and see what is the CO2 emissions over a period of time, whether that's a week, a month, a year, whatever you want to do. So that's how we're working on tracking. And we're working on in the next year, making the well, that's averages right now, we're working on making that some kind of driving more accuracy, property by property.\r\n\r\n<strong>Andy: <\/strong>Yeah, I think that's a great start. And I think this is speaking as someone who has begun our own ESG journey and looking at the challenges of calculating data and the data that is immediately accessible to you towards how detailed you would like it to be, definitely an area I can applaud that making a start and owning transparently where the data is today as a starting point, but having something that is visual and quantifiable and reportable in these early steps, but then having that roadmap to how you add more nuance to that data. It's always very encouraging to see. And I do just say that as someone who loves eating up that data. So, so, yeah, really, really great, strong area to see, Cheryl, you know, it's a big factor across Cartus and a supplier network right now as well. Can you maybe share some of the other conversations you're having across network about building up sustainability reporting and content.\r\n\r\n<strong>Cheryl: <\/strong>Thanks. Andy, yeah. I mean, just to follow on from what Beverly is saying, I absolutely agree with the way they're pulling all of the data together to be able to give us that information. It's just, it's just definitely heading in the right direction, and I really would like to see that across more of my suppliers, so that I can have a holistic view of what is a sustainable property in the temp housing world. Because I know a lot of my client base is looking for that data. I know a lot of clients and even customers, they want to be able to choose sustainable options. It's just that they don't always know what it is. So really looking forward to kind of how we can utilize that more widely in the future.\r\n\r\nAs far as Cartus is concerned, as you all know, <a href=\"https:\/\/cartus.com\/en\/about-us\/press-room\/cartus-commits-to-science-based-target-initiative-oct-2023\/\"><strong>Cartus is committed to our own SBTi targets<\/strong><\/a> for this year into next year, which includes our supply network too. So, there's lots of focus right now on what that would look like for our suppliers. Because, as you can imagine, trying to roll out goals that fit across all of the networks, not just housing and also every country is going to be quite a challenge, because, you know, we've got small countries and large countries and lots of different protocols or government restrictions. So, I'm very interested to see how we're going to kind of bring that together, to roll it out holistically across all of our providers, but definitely something that has got a huge amount of focus for us right now.\r\n\r\n<strong>Andy: <\/strong>Yeah, I suppose I can answer some of those areas that we're focused in, focused on there Cheryl, I think, as we've seen in a lot of spaces when we're talking about ESG, sustainability in particular, I think there does have to continue to be a real focus on adaptive compliance. What is possible for an organization in Western Europe, in the Nordics, is very different, an organization or a partner that we're working with that maybe doesn't move such volume in a really remote location, and we, of course, for the needs of our clients and our customers that we're working with, we cannot set the bar too high that alienates or disproportionately punishes organizations that are not so able to work and operate at the highest levels right now, because, of course, that has a knock on impact to cost, to availability. So, we need to make sure that we are definitely reach for those highest standards, but then also having that adaptive capability to make sure that we bring everyone along with us on the journey, rather than, you know, cut the ladder below us and pull it up to make sure not everyone can be there.\r\n\r\n<strong>Beverly: <\/strong>100% Andy, I was going to say, and there's, you know, there's more than one approach, right? There's lots of different things that could be in place for different providers. And I think, like the property partners, learning from one another is important. The ability to bring them together. It's one of the things we do so they can share best practice, but also teaching, educating and looking at what new initiatives are coming out. So, a few things some of our partners do, and we list out the sustainability amenities in our properties as well. So, things like electric vehicle charging, which wouldn't have been a thing you know, 10 years ago, that's something that we list, smart lighting, smart water management, green energy, locally sourced food and drink, eco-friendly toiletries, eco-friendly cleaning products. There's various different things. And one of the things I also observed in the last few weeks, things like properties that have showers, not baths again, you know, saving water, wooden card key rather than plastic. Small things, but they make a difference.\r\n\r\n<strong>Andy: <\/strong>Yeah. I think those are perfect examples of finding what you can do rather than lamenting what you can't in the first in the first instance, right?\r\n\r\n<strong>Beverly: <\/strong>Yeah, yeah, exactly 100%. Can I share a couple of stats I thought I wanted to share because they're quite interesting.\r\n\r\n<strong>Andy: <\/strong>If you've got stats with you, Beverly, I will take them all day. What you got for me?\r\n\r\n<strong>Beverly: <\/strong>Amazing. So according to <a href=\"https:\/\/ntt-research.com\/new-ntt-global-survey-sustainability-is-improving-the-bottom-line-for-44-percent-of-organizations\/\"><strong>Harvard Business Review and NTT<\/strong><\/a>, first of all, companies that prioritize sustainability outperform their peers by 44% in the long run. So, there's a commercial reason why we should be, you know, as well as doing the right thing, there's a commercial reason why we should be pursuing the sustainability initiative and keep moving the needle on it. But the other thing I wanted to share was around an <a href=\"https:\/\/www.peoplemanagement.co.uk\/article\/1793603\/read-people-management-magazine-online\"><strong>article<\/strong><\/a> I've just read over the weekend from people management magazine, which talks about which people management is the magazine from the CIPD, so the Chartered Institute of Personnel and Development here in the UK. The article talks about the fact that HR has responsibility for 16% of UK greenhouse emissions, which is huge, and actually it talks about the fact that the people profession has the power to reduce carbon emissions by one ton per employee per year. That's equivalent to running a car for 56 million years or boiling a kettle 1.9 trillion times, flying to New York and back 24 million times, switching on a refrigerator for 818 million years, and commuting from Brighton to London by train for 33 million years. So, you know, we know Global Mobility is one of the biggest areas in terms of the emissions from an HR perspective. So, I think the responsibility on our shoulders is huge.\r\n\r\nBut this, this article, if you can get hold of it, is very, very interesting, and it talks about things like climate auditing. So just what you were talking about early on, Andy, you need to start getting the data, tracking the data, it doesn't matter what shape or form, but obviously, with CSRD [Corporate Sustainability Reporting Directive] coming into play, the need to keep that data, to register and record that data and then build on it, a little bit like the equal pay directive, right? You start with something, and you build out. But it's a very interesting article.
