{"id":5673,"date":"2025-09-23T08:43:59","date_gmt":"2025-09-23T08:43:59","guid":{"rendered":"http:\/\/localhost\/AIS\/AIS\/2025\/09\/23\/where-community-grows\/"},"modified":"2025-09-23T08:43:59","modified_gmt":"2025-09-23T08:43:59","slug":"where-community-grows","status":"publish","type":"post","link":"https:\/\/tst.wordpress.realogydev.com\/terracoastalescrow\/where-community-grows\/","title":{"rendered":"Green Gold: How Parks Enhance Property Value and Attract Homebuyers"},"content":{"rendered":"<p>In July, Americans celebrate National Park and Recreation Month &ldquo;to promote building strong, vibrant and resilient communities through the power of <a href=\"https:\/\/www.nrpa.org\/events\/july\/ \" data-sf-ec-immutable=\"\">parks and recreation<\/a>&rdquo;&nbsp;&#8211; a goal REALTORS&reg; across the country can appreciate.&nbsp;<\/p>\n<p><a href=\"https:\/\/www.nar.realtor\/trails-and-greenways \" target=\"_blank\" data-sf-ec-immutable=\"\">Numerous studies<\/a><span style=\"font-size:11.25px\">&nbsp;<\/span>have confirmed that, in most situations, home values near a park, greenway or recreational area can be 8 to 20% higher than otherwise comparable properties. Even multifamily communities can show a 4.9% increase in property value if they have a view of <a href=\"https:\/\/www.researchgate.net\/publication\/285974700_The_Impact_of_Parks_on_Property_Values_A_Review_of_the_Empirical_Evidence\" data-sf-ec-immutable=\"\">forested open space<\/a>.&nbsp;This is known as the &ldquo;proximity premium&rdquo;.&nbsp;<\/p>\n<p>Here are three more proximity premium tidbits for you during National Park and Recreation month:&nbsp;<\/p>\n<ul>\n<li>According to the National Recreation and Park Association, the first known report designed to quantify the positive impact of parks on real property values was conducted in 1856.&nbsp;<\/li>\n<li>A 2021 study commissioned by <a href=\"https:\/\/outforia.com\/national-park-premiums\/ \" data-sf-ec-immutable=\"\">Outforia<\/a><span style=\"font-size:11.25px\">&nbsp;<\/span>found that homes near Grand Teton National Park in Wyoming were valued 389.94% higher than the average home elsewhere in the state.&nbsp;<\/li>\n<li>Another recent study cited by the <a href=\"https:\/\/www.orlandoweekly.com\/arts\/study-shows-legoland-disney-are-beneficial-to-nearby-home-values-but-some-orlando-attractions-ensure-they-benefit-the-most-28967340   \ufeff\" data-sf-ec-immutable=\"\">Orlando Weekly<\/a>&nbsp;determined that theme parks, including all six Disney resorts and four Legoland parks, contributed to a proximity premium for homes in a 10-to-20-mile radius. &nbsp;<\/li>\n<\/ul>\n<p>So not only do parks improve people&rsquo;s health and sense of wellbeing, but they also increase property values.
